At Check-in Portugal, we know that managing Local Accommodation requires professionalism, dedication and an integrated approach. That's why our standard proposal has been carefully developed to cover all your property's needs, guaranteeing its operation with maximum efficiency and stable profitability.

Continuous Market Analysis
Through direct integrations with the main OTAs and the most widely used reservation systems, our analytics software provides data on more than 40 different KPIs, with real-time, historical and prospective information. With this data, we create advanced analytical dashboards that help optimise the performance of properties and position them strategically in the market.

Weekly Fare Management
Our Pricing Lab is an advanced fare management and dynamic pricing tool. Using sophisticated algorithms, it automatically adjusts prices based on factors such as market demand, seasonality, local events and historical trends. Prices are updated daily to maximise revenue and occupancy rates. In addition, we adjust 18 customisable parameters on a weekly basis to optimise prices and ensure that profitability objectives are met.

Booking management 365 days/year
We are fully integrated into the national and international markets, with a presence in more than 100 OTAs. We have a team specialised in reservations, available 365 days a year to answer all booking requests and questions from guests, from nine in the morning until midnight.

Own laundry
We have a laundry room built from scratch with the latest washing technology to provide a high level of care and cleanliness for the bed linen and towels we put in all the properties we manage.

Check-in/out
We provide a set of information that simplifies the check-in and check-out process, making it quick and hassle-free. In addition, we carry out inspections of properties before guests arrive and after they leave, ensuring that the property is in perfect condition to receive them and checking for any damage.

24/7 guest assistance
We have an emergency contact available 24 hours a day, every day. In the event of problems such as leaking gas, water, plumbing, electricity or other urgent issues, we will immediately send a specialised technician to the scene.

In-house cleaning teams
In order to guarantee the highest level of satisfaction for our guests, we have our own trained teams who offer a complete cleaning service.

Supply of bed linen
Our 180 thread count percale bed linen, made from 50% cotton and 50% polyester, guarantees durability, comfort and easy maintenance. We select the best suppliers from the hotel industry and embroider the linen with our logo and the message ‘Good Dreams’, adding sophistication to the final product.

Towel supply
We supply Turkish jacquard bath and face towels made from 100 per cent cotton with a weight of 500 g/m², guaranteeing softness, high absorbency and durability. We work with suppliers specialising in the hotel sector and personalise the towels with our logo, adding a touch of exclusivity and sophistication to the final product.

Bathroom Amenities Pack
We provide essential amenities with every booking, including toilet paper, shampoo/shower gel and green tea-scented liquid soap, presented in reusable, own-brand packaging, guaranteeing quality and sustainability.

Kitchen Amenities Pack
For each booking we put washing machine detergent and fabric softener, dishwasher detergent, liquid dish soap and sponge, multi-purpose detergents, cleaning cloths, kitchen roll, cling film, aluminium foil, napkins and rubbish bags.

Data communication to SEF/AIMA
Collection of all the identification elements required on the SIBA slips of all the guests on the reservation and submission of the slips within a maximum of three working days of the check-in date for each reservation.

Frequent Quality Control
We have a team of inspectors who ensure that your property is kept in top condition. Before each check-in, they check that everything is ready to receive guests; after check-out, they ensure that the property has been left in good condition, reporting any damage for possible deduction from the guests' deposit.

Frequent inspections
After a period of not receiving guests or during periods of bad weather, our inspection team visits the properties to ensure that they have not been damaged and that everything is in good condition. Any situation identified is reported so that, if necessary, the maintenance team can act quickly.

Guest and Owner Current Account Management
Recording and controlling transactions related to the local accommodation property's operations, such as revenue from bookings and maintenance and other operating costs. This is detailed monitoring of the business's financial flows.

Local Accommodation Licences, applications and amendments
The registration of local accommodation is a mandatory requirement for its operation. We take care of gathering all the necessary documentation, preparing the files and submitting the request for a new licence or amendment to the Local Accommodation Licence through the Portuguese Republic's Public Services Portal.

Initial Interior Design Project
Initial Interior Design Project - With a focus on creating attractive and functional environments, we use simple, low-cost, high-impact ideas. The aim is to maximise revenue per booking by choosing design elements, furniture and decoration that improve the guest experience, increase the attractiveness of the space and encourage positive reviews, optimising occupancy rates and profitability.

Local Accommodation Liability Insurance
We include non-contractual civil liability insurance for the Local Accommodation segment in accordance with the requirements of Decree-Law 128/2014 of 29 August.

Photo Report
The photographic report highlights the best aspects of your space, focusing on lighting, layout and ideal angles to create an attractive visual presentation. In certain circumstances we also use drone photography, as it can offer unique perspectives of the property and its surroundings.

Personalised and Digital Information Manual
In compliance with Local Accommodation legislation, we have made available the compulsory ‘Information Book’ in four languages, with essential rules on waste, noise and coexistence. For greater convenience, this information is also available in digital format, with more details and videos on how the main household appliances work.

Security deposit management
We charge a deposit on all bookings, regardless of the portal of origin. The amount is retained for up to 7 days after guests check out, allowing us to quote for the repair or replacement of the affected item in the event of damage to the property and the cost being deducted from the guest's deposit.

Security
During the summer months, we have a security guard who is activated whenever Minut devices detect noise alerts or overcrowding, or when we receive complaints from neighbours. The aim is to stop inappropriate behaviour by guests, guaranteeing the protection of the properties and promoting harmonious coexistence between tourists and residents.

Owner's application
An intuitive and practical application that allows you to monitor the progress of bookings in real time, providing more efficient and organised management. With this tool, you can maintain total control over the management of your property, guaranteeing a smoother experience without unforeseen events.

Task manager
An innovative application that makes managing your property easier, allowing you to quickly identify and resolve any problems that arise. Owners can view detailed descriptions, photographs and suggested solutions, as well as comment on, approve or reject proposed solutions. All in a simple and efficient way, guaranteeing agile and hassle-free maintenance.

Intervention reports
Every month, we send you a detailed report of all the interventions carried out on your property, including cleaning, inspections and maintenance. This report gives you complete access to our operation, with checklists, tasks carried out, photographs and observations relating to each intervention.

Management of the garden and swimming pool maintenance service
We manage the maintenance of gardens and swimming pools through an application that allows the gardener to access the guests' check-in and check-out dates. This guarantees efficient planning of interventions, ensuring that outdoor spaces are always in optimum condition.

Smart locks
They offer several advantages, such as greater security, eliminating the risk of lost keys or unauthorised duplication of keys and allowing access control via temporary codes. They facilitate check-in and check-out and allow remote management, making it possible to control access to the property from a distance. They also guarantee personalised access for each guest, making the process more efficient and secure.

Noise and occupancy sensor
It is an essential tool for ensuring good coexistence between guests and neighbours. It allows you to monitor the number of people in the property and sound levels in real time, sending alerts whenever they exceed acceptable limits, helping to prevent unwanted parties and inappropriate behaviour. As well as protecting the reputation of the accommodation, it prevents complaints and possible damage to the accommodation, promoting a more peaceful experience for everyone.

Execution of the interior design project
The interior design project is included in our local accommodation management package, focused on making spaces more attractive and functional with simple, low-cost solutions. As well as developing the concept, we can also carry out the entire project, including the selection, purchase, assembly and installation of furniture and decoration.

Remodelling and repairs
We carry out remodelling and repairs, ensuring that each space is always in excellent condition to receive guests. We have our own maintenance team, ready to intervene quickly and efficiently in any need. We can take care of all maintenance services and some remodelling, ensuring that the property remains functional, modern and attractive.

Shopping service
It's normal for movable property to wear out over time, and at some point it will need to be replaced. We know that distance and lack of time can be frustrating factors when these needs arise. That's why we offer a complete purchase coordination service. From placing orders, monitoring the process through to delivery, and installing or assembling what is needed. In this way, we ensure that the process is as simple and efficient as possible for the owner.

Cleaning for homeowners
If you use your property for your holidays, you will need to clean up after you check out. So that you don't have to worry about this, we offer a full cleaning service. Including, if you wish, bed linen and towels, as well as their washing, so that the experience of enjoying your home is as simple and pleasant as possible.
